Therma-Tru Window Replacement: The San Diego Owner’s Guide
Window replacement for Therma-Tru units in San Diego typically runs $450 to $950 per window installed, and we keep the most common Therma-Tru-compatible sashes, balances, and hardware on our trucks so most swaps happen in one visit. You usually find out a part has failed because the window won’t stay up, won’t lock, or has started letting the marine layer seep into the frame. We see it most often in coastal neighborhoods like Point Loma and Ocean Beach, where salt air works on seals and hardware faster than it does inland. If you’ve got a Therma-Tru window that’s fighting you every time you open it, this page will tell you exactly what’s going on, what it costs to fix, and who to call.

Which Therma-Tru Models This Applies To
Therma-Tru built its name on entry doors, but their window lines (most commonly the Classic-Craft and SlimLine series, along with the vinyl and fiberglass units installed in San Diego tract homes from the early 2000s onward) share a handful of parts that fail in predictable ways. The critical step is identifying your exact series before ordering anything. Look for a label on the frame edge or the top of the sash: it will list a series code and often a date of manufacture. If the label is gone, measure the glass thickness and the sash width. Fiberglass Therma-Tru units run a slightly narrower sash profile than vinyl replacements, and a part sized for the wrong material will bind or leave gaps. We stock OEM Therma-Tru balances and locks, plus aftermarket equivalents that match factory specs, because sometimes an aftermarket balance has a better lifespan in coastal air than the original. We’ll tell you before we order which one we’d put in our own house.
Signs Your Therma-Tru Window Replacement Is Failing
- The sash won’t stay up (or slams shut). This is almost always a failed spring balance or block-and-tackle assembly. On Therma-Tru units, the balance is sized to the exact sash weight, and once the spring fatigues, the window becomes a two-handed job.
- The window is suddenly hard to open or close. Frame swelling from moisture, worn pivot shoes, or a thermal expansion issue in fiberglass can cause binding. In San Diego’s wet winters, we see frames that soaked up humidity all year and then moved just enough to pinch.
- You can feel a draft even when the window is closed and locked. Failed weatherstripping or a worn compression seal. On Therma-Tru fiberglass frames, the weatherstripping groove can crack over time, and the seal never seats right after that.
- The lock no longer lines up or engages. Shifting from old building settlement or worn keeper hardware. It’s a security issue, and it often means the sash has dropped a few millimeters and needs to be re-shimmed along with the new lock.
- Condensation between the panes. The insulated glass unit’s seal has failed. You’re looking at glass replacement, not just hardware, and that’s a bigger job with a different price.
Replacement Cost & What’s Included
For San Diego homeowners, a Therma-Tru window replacement falls into a few buckets. A simple hardware swap (balance, lock, keeper) runs $150 to $350 installed. A full sash replacement lands between $450 and $950 depending on glass package and series. A failed insulated glass unit runs $400 to $800 for the glass alone, plus labor for the reglaze. Every quote we give is a written, line-item price before any work starts, and it doesn’t change unless the window comes apart and reveals a second problem we couldn’t see from the outside. If that happens, we stop and call you with the new picture before touching anything else. Our workmanship warranty covers the repair for 365 days, and if it fails in that window, the second visit is free.
DIY or Call Us?
You can safely lubricate a sticky track, clean debris from the balance channel, or tighten a loose keeper screw. Those are real fixes, and we’re glad to tell you how to do them. What we don’t recommend is pulling a tilt-in sash apart without understanding the balance system. A tensioned spring balance under load can release hard enough to break fingers, and a mistimed pivot shoe can send the sash into the frame. Spencer Odell has pulled apart hundreds of failed Therma-Tru units across San Diego, and even he treats a loaded balance with respect. If the window is binding, dropping, or refusing to lock, call (619) 793-3248. The estimate is free, and we’ll tell you honestly whether it’s a $12 fix or a full sash replacement.

FAQs
A well-installed Therma-Tru window in San Diego should give you 20 to 30 years of service, but coastal exposure shortens the hardware timeline. In La Jolla and Mission Beach, we often see balances and locks fail in 10 to 12 years because of salt corrosion, while the same parts indoors last twice that long. The glass itself rarely fails unless the seal goes.
Sometimes. Locks and keepers can often be rebuilt with a $15 internal part, and a balance can sometimes be re-tensioned. But a cracked balance channel or a failed insulated glass seal means replacement. We’ll show you the failed part and explain the repair-versus-replace math before we order anything. Call (619) 793-3248 and we’ll walk you through it.
Most hardware swaps take 45 minutes to an hour per window. A full sash replacement runs about two hours, and a glass unit replacement runs half a day. We quote a written time estimate with the price, so you know when the work will be done.
We stock the most common Therma-Tru balances, locks, and weatherstripping on our trucks, along with parts for PGT, CGI, and CWS windows. If we don’t have your exact part, we’ll place a same-day order and schedule the install the moment it arrives. No third visit, no chasing.
If your Therma-Tru window is misbehaving, don’t nurse it through another season. Call (619) 793-3248 for a free, written estimate, and we’ll send you the name and photo of your technician before they arrive. We’ll look at the window, tell you exactly what it needs, and put the price in writing before any tool comes out of the truck.
